Bangkok is opening Pink, Yellow, and Orange line stations through 2030. Each new station adds 8 to 18% to nearby condo values within 12 to 24 months. Here is the timeline and the buy-windows.
Why station openings matter for condo prices
Bangkok property prices track BTS and MRT proximity more tightly than any other variable. The accepted band: 100m from a station carries a 30 to 40% premium over 1km away. Each new station opening therefore creates a measurable, datable price shift in the surrounding 800m radius.
Pink line · Khae Rai to Min Buri
Operational since 2023, but full integration with Sukhumvit and Silom corridors is still being absorbed. Areas around Don Mueang and Min Buri saw 10 to 15% gains in the 18 months post-opening. Most upside priced in by now · this is no longer a buy-window.
Yellow line · Lat Phrao to Samrong

Open since 2023. The Lat Phrao to Bang Kapi stretch saw 8 to 12% appreciation. The Samrong end · which connects with BTS Sukhumvit · saw 12 to 18% as it opened up cross-Bangkok commutes.
Orange line · Cultural Centre to Min Buri
Phase 1 opens 2027. This is the buy-window. Areas like Ramkhamhaeng, Min Buri, and Saphan Sung trade at 90,000 to 130,000 THB per sqm today. Comparable post-Pink-line areas trade 150,000 to 180,000. The arbitrage is real if you have a 24 to 36 month hold tolerance.
Orange line · Cultural Centre to Bang Khun Non
Phase 2 opens 2030. Connects east Bangkok to the Thonburi side via downtown · this is structural. Areas around Pratunam, Yommarat, and Wang Burapha will see the largest absolute price moves. Currently underpriced because the line is years out · this is a true buy-and-hold play.
Purple line southern extension
Tao Poon to Rat Burana opens 2027. Connects MRT Blue line riders to the Thonburi side and onward to southern suburbs. Less impact on condo values · these are mostly low-rise areas.
Where the smart capital is positioning
