Supply-side reasons
Best projects
Off-plan is by definition the newest inventory. Latest amenity standards, current design language, hotel-branded operations launching for 2027-28 handover. Full-service Bangkok inventory is overwhelmingly off-plan right now.
Best units
Off-plan buyers pick first · floor, view, orientation, layout. By the time a building completes and resales begin, the prime units are gone. The best 1-bed at 35 storeys with east river view sells in Phase 1, not on the resale market three years later.
Foreign quota access
Foreign-quota allocation is set early. Buying in Phase 1 or 2 means you secure foreign-quota at handover pricing. Late buyers either pay a quota premium or lose the option entirely.

Phased payment · capital efficient
Standard Bangkok off-plan: 30% on signing (booking + first installments), 30 to 40% over 12 to 24 months in scheduled installments, 30 to 40% on transfer at handover. Your capital is not tied up at full price for years.
Phase-by-phase price escalator
Developers raise prices at each phase milestone · launch, structure topping out, fit-out, handover. A unit at THB 12M in Phase 1 can be THB 14 to 15M by handover. Buying early locks the lowest price the unit will ever be sold for from the developer, before any market appreciation is added on top.
Pre-handover capital growth
Bangkok central full-service projects appreciate 5 to 8% per year between launch and handover. Your booking deposit captures that growth on the full unit value, not on the deposit. The leverage on your booked equity is meaningful.
Lock today's price for 2027-28 delivery
You pay 2026 prices for a 2027 or 2028 building. By the time it delivers, comparable completed inventory has appreciated. This is the structural reason developers can sell foreign-quota at a slight premium · the price-lock is real value.
Resell before completion · the assignment route
You can sell your contract to another buyer before the unit transfers. Capture the appreciation between Phase 1 and handover without ever taking the FET inflow yourself, without paying the full transfer fee, and without becoming the registered owner. This is how sophisticated investors compound off-plan returns.
Lower entry than completed equivalent
Same building, same unit, off-plan typically 10 to 25% below completed prices. Discount narrows toward handover. The earlier you buy, the wider the spread.

Developer track record
We only underwrite developers with completed projects we can inspect. Sansiri, Raimon Land, AP, MQDC, Origin, Pruksa, Noble · all delivered. Avoid first-time developers with off-plan offerings.
EIA approval
Environmental Impact Assessment must be approved before construction starts. Buying before EIA approval carries delivery risk. We confirm EIA status before recommending.
Foreign quota tracking
Quota changes phase-by-phase. We confirm current quota status, pricing differential, and any pending releases for every off-plan we underwrite.
Construction quality at handover
Khorna inspects each delivered unit during the handover defect-list window. Our network of contractors fixes anything before you accept the keys.
