Methodology
We underwrite before we recommend
Eight modules per project: identity, facilities, location, building quality, juristic operations, financials, rental intelligence, and our own Maison Siam ops actuals. We refuse to recommend without it.
We carry skin in the game post-sale
Every project we sell we manage. Maison Siam is our ops arm. The yield numbers we put on a brochure become the yield numbers we have to deliver in operations.
We are not a listings catalog
Incumbents (FazWaz, DDproperty, Hipflat) browse and book. We pick a small number of projects and underwrite them deeply. Quality over coverage.
We document the boring stuff
Foreign quota tracking, FET / repatriation, tax line items, leasehold vs freehold, exit liquidity. The mechanics that confuse first-time foreign buyers in Thailand · we handle them, in writing.
